Role of the Owner's Representative
An Owner's Representative ensures that all members of the Owner's Project Team (consisting of architects, engineers, consultants, the contractor, and vendors) appropriately execute their responsibilities in a manner that best serves the Owner's interests. Unlike the General Contractor – or even the architect and his consultants - an Owner's Representative is retained to serve as the Owner's advocate and to exclusively represent the Owner's interests from the period of pre-construction planning through the design, construction and close-out phases of a project. The Owner has the opportunity, by leveraging the industry expertise of the Owner's Representative, to effectively staff, manage, and schedule a project, thereby ensuring a higher quality outcome and substantially enhancing the likelihood that the project is delivered on-time and on-budget.

An Owner's Representative must have deep skills in construction management, budgeting, finanical reporting, and work planning in order to effectively represent the client's interests. A successful Owner's Representative must:
- Execute planning, budgeting and scheduling tasks for multiple projects within a consolidated Program Management framework
- Establish a standard of accountability among all project resources
- Effectively document and communciate status of the construction program to key constituencies
- Identify and address deviations from the critical path before project timelines are jeopardized
- Provide conflict resolution and ad-hoc guidance to project resources
As an extension of the Owner's staff, the Owner's Representative must monitor and coordinate the collective efforts of all project teams in order for the Owner to achieve maxmium value for each dollar expended. The Owner's Representative offers a number of unique advantages to the Owner, most notably providing an objective and teailed exposure to the overall "health" of the construction program.
